What costs come on top of the price?
Notary fees are generally 7 to 8% of the price for an existing home and 2 to 3% for a new build. Agency fees are shown on each listing, along with who pays them.
How long between the offer and completion?
Once the price is agreed, a preliminary sale agreement is signed. The buyer then has a ten-day cooling-off period. The final deed is signed at the notary's office, usually two to three months later.
Can a foreign or non-resident buyer purchase in France?
Yes. There is no nationality or residency requirement to buy property in France. Mortgage lending, however, is assessed case by case.
Which surveys does the buyer receive?
The technical survey file is attached to the sale agreement: the energy rating and, depending on the property, asbestos, lead, electricity, gas, termites, a risk statement and private sanitation.
